Van Wagner Place, a mixed-use neighborhood managed and maintained by Tinkelman Companies, was thoughtfully designed and constructed by local architecture firm, Tinkelman Architecture. Located on the corner of Springside Avenue and Van Wagner Road in the Town of Poughkeepsie,  Van Wagner Place includes 22 residential units in two 4,000 sq.ft. buildings of retail/office space, featuring a dynamic central plaza that serves as a community focal point.  In addition to the two structures, the project also includes the repurposing and addition to an existing 1870’s residential structure into a mixed-use building, continuing the theme of renovation and revitalization alongside of new construction.

The commercial space is located on the ground floor of the Centerhouse building, which lies at the heart of the development. Its covered porch, placed along the front of this structure along Springside Avenue, is ideal for outdoor seating during three-seasons of the year. The floors above the commercial space contain (6) two-story live/work residential units that overlook the plaza to the south, enjoy wooded views to the east and to the west, and a view of landscaped gardens to the north. These gardens are shared by the Hilltop building, which will be comprised of 16 residential units- all with sweeping views of Arlington and the surrounding area. Tinkelman Architecture designed a mix of distinctive one and two-bedroom apartments within single-story, two-story and loft units.  Many sustainable components have been included in the project design.

About the Architect.

“It is very rewarding, after completing an intense and comprehensive design and planning process, to now be under construction with Phase Two of our Van Wagner Place effort.  Our goal of creating a vibrant new mixed-use neighborhood is becoming a reality and will soon function as a dynamic live/work/dine environment within the Arlington Town Center”

                                                          Tinkelman Architecture

Tinkelman Architecture PLLC, founded in 1993, is a full-service architecture and planning firm with a broad resume of successful commercial, institutional, multi-family/residential and land planning projects. The architectural studio currently consists of five architectural professionals and an administrative support staff of seven. The firm, with its commitment to excellence in the field of architecture, has the requisite skills, experience and staff to successfully provide design management services as required by our clients. Looking beyond the traditional definition of architects as designers of buildings, Tinkelman Architecture is committed to the process of design and to the design of the process. As counsels for creative change, we provide our clients with solutions for their wide ranging needs from urban design to space planning, new construction to adaptive reuse. In over twenty years of practice, our portfolio has grown to include a large variety of commissions, most which have been designed or constructed in the Hudson Valley.

With experience comes knowledge, and Tinkelman Architecture has developed a detailed understanding of the functional components necessary to create successful buildings along with the insight to effectively integrate technology, sustainability and engineering with architecture. The firm has also developed effective financial modeling systems for planning and managing the economics of the building process, including energy modelling.

In addition to this solid professional grounding, we have embraced the ever changing nature of building construction and are evolving our systems to integrate the work we produce with new building delivery systems. Tinkelman Architecture has also made a significant commitment to increasing the firm knowledge across a broad professional range from the use of BIM and detailed computer animation, implementing LEED services and related certification, management of development economics to strategizing and leading the municipal approval entitlement processes.

And at the heart of the firm is design and what design means to the long term success of a building project. Only from careful programming, to understand a client’s full range of needs and to also allowing for one’s growth, change and evolving operational requirements can a good building be conceived. Collaboration with our stakeholders is what elevates our efforts and the quality of what we produce.
